Bangkok Interior design and construction process - 3 types of interior projects

If you want to open your own cafe or restaurant in Bangkok, you have to do interior design and construction. I also know that it's not easy to do because of limited information and communication matters. In this writing let me share what you have to understand basic and overall an information and knowledge on Thailand interior design and construction process. 

Thailand Interior design and construction work process

Basically, in Thailand, design and construction is separated. Design company just do design and construction company just do construction. however there are some brokers or agencies who introduce or manage design teams and construction teams and some design teams do inspection work for construction or they just introduce some construction teams whom they have been worked together. Of course, there are big companies doing design and construction by themselves as turn key service but their price is quite high so it would be much over budget for small business. 


Choose options 

You can choose several options depending on types of projects.


1. Separately hire design team and each construction team

Firstly you do interior design by hiring an interior design company or freelancers. After doing design done, then you need to find each construction team like demolition, electric and carpenter teams and contact and make a contract for construction. What advantage of this way is cheep cost. You can save much money for each process. The cons is that you have to manage all process (actually it is very stressful) and for this, you must have knowledge and experiences about interior design projects. And also some Thai language skill is necessary 


2. Hire one construction team

What the difference from the first way is just hiring one construction team. (Hiring design team by yourself is same) Some big construction company do the all construction parts thorough inside house teams. They have electric technicians, carpenters and tile workers as well. 

The cons of this way is much convenience comparing managing all each construction parts. it is also expected for better construction qualities if you find good construction teams. On the other hand, the budget is higher than the first way and the risk is also higher because if you hired one companies and paid 50% of total project fee but they did bad or couldn't make a time or quality. you have to accept this situation and very hard to get compensation.


3. Hire Agency or brokers 

You can hire agency or brokers who introduce construction team. You just make contract with agency and they are sub-hiring and managing construction by themselves. 

If you have good agency, you can save money and reduce stress for interior parts. You just need to communicate with your agency for construction. They visit the site regularly and mange the project schedule. The cost is lower than hiring turnkey system but higher than hiring all each construction team by yourself. The disadvantage is that hiring the good agency is quite hard because when they made contract many oh them do not interested in making good quality of project any more.(Unfortunately, they normally have less responsibilities. They just try to find new customers. So in some bad cases, even though you hire the agency, you have manage construction work by yourself.
